Income & Development Fund

The primary investment criterion is that the properties purchased must be capable of being rehabilitated on budget while producing double digital increases in the home’s net value. Further considerations include utility optimization, layouts based on comparable homes, and future product value based on average neighborhood values.

Given increasing housing prices and the current shortage of residential homes in Ontario, there is an opportunity to quickly rehabilitate residential properties and significantly increase the homes’ aesthetic appeal. Allowing future homeowners to mortgage their renovations and providing a turn-key product often cheaper than their new build counterparts.

We aim to create wealth through short-term projects averaging 7 to 12 months, yielding returns greater than 16-20%.

All investments are made with existing cash resources, allowing the SGI team to move quickly in acquiring investments once the value of the potential gains is recognized. This is a direct result of our extensive expertise working with real estate developers and creating our specialized approach, which we implement within our company.
